We would like to welcome you to your new home and provide you with some information to help with your Move-In process.

As per the terms of your lease, monthly rent is due by the 1st of the month.
A late fee will be added for any payments received after the 5th of the month.

E-Pay or Auto-pay: Go to jls.twa.rentmanger.com, click sign up and follow instructions.

As the tenant, Reminder: You are responsible to have Renters Insurance

On move-in day you will become responsible for Electricity, Gas & Water

Several days (2-7) before move-in, you need to make arrangements for the utility services to be transferred into your name(s). Please refer to your lease regarding which utilities you are responsibilities to pay. It is also recommended to make arrangements for Phone, Cable, Internet, etc. which are the sole responsibility of the tenant(s).

St.Cloud residence:

  • Electricity - Stearns Electric 320-256-4241 (ask for Darla)
  • Natural Gas - Xcel Energy 800-895-4999
  • Water - City of St. Cloud, the city of St. Cloud requires the bill stays in the owner's name. Tenants will be billed by the owner for water usage and garbage.

Sartell residence:

  • Natural Gas - Xcel Energy 800-895-4999
  • Water - City of Sartell 320-253-2171 (ask for Becky)

Sauk Rapids residence:

  • Garbage & Recycling - Allied Waste 320-252-9608

  • Water - City of Sauk Rapids, the city of Sauk Rapids requires the bill stays in the owner's name. Tenants will be billed by the owner for water usage.

Also, for Insurance reasons and public health, there is NO SMOKING allowing in your home, which includes but not limited to: unit, room, hallway, laundry, etc., Our intention is not to discriminate or prevent anyone from choosing to smoke, but any tenant or their guest seen smoking would be in violation of their lease and could immediately and without notice be evicted.

JLS Property Management has the right to enter the premise, as per Minnesota Statute 504b.211, a landlord may enter the premise rented by a residential tenant only for a reasonable business purpose (which includes performing maintenance work and city inspections) and after making a good faith effort to give the residential tenant reasonable notice (it is not guaranteed, but JLS will make its best effort to give a 24 hour notice)
