MOVE-OUT GUIDELINES

Thank you for renting from JLS Property Management. This letter is in response to your notice to move-out on or before 1:00pm on ______________ (lease end date). Please follow the below Move-Out Guidelines.

YOU are responsible to clean the entire unit which includes but not limited to:

General Cleaning

Includes vacuuming and cleaning floors, wiping down all woodwork (which includes baseboards, window sills, ledges, paneled doors and trim around doors and windows) light fixtures, window blinds and replacing light bulbs.

Kitchen & Baths

Includes cleaning the interior of the refrigerator & freezer, stove and burners, sinks, tubs, toilets, cabinetry and floors.

Garbage/Furniture

you are required to take everything you brought. Anything you do not want must be disposed of properly. If you're in an apartment and use a dumpster, DO NOT put any furniture, couches, beds, etc. in or around the dumpster. If you're in a house and have garbage service from the city of St. Cloud, garbage/furniture can be placed along the road or alley (where your garbage is normally is picked up) and you can call the city @ 320-650-2900 for a Special Garbage Pick-Up. You will be responsible for all and any costs related to removing and disposing of garbage/furniture.

Carpet Cleaning

the carpets will be professionally cleaned and the cost will be deducted from your damage deposit, however, you are still responsible and liable to vacuum the carpeted areas.

Keys

Leave all keys and garage door openers (if applicable) on the kitchen countertop.

Lawn, Driveway/Sidewalks

(verify with your lease if you're responsible for) - if grass is over 4" high, you are required to mow and remove snow from the driveway/sidewalks, prior to vacating. All outside debris will need to be removed and disposed of properly.

As per your lease, any personal property left behind shall be considered abandoned and the Landlord may dispose of such personal property and shall not be liable to tenant(s). Carpet cleaning, additional unit cleaning that maybe required and any maintenance/repairs beyond normal wear & tear will be deducted from your damage deposit.

Please supply JLS with a forwarding address as soon as possible. We cannot mail your damage deposit back to you without one. Damage deposit will be processed within 21 days of your lease end date (not your move-out date).

We will schedule a pre-move out inspection, typically 1-2 weeks prior to you moving out. Also, we will begin marketing the property for new tenants as soon as possible and will be courteous and try to give you at least 24 hours in advance notification for any showings.

Tenant's Notice to Vacate
